Job Description
Plot Sales Assistant - Northampton
We are seeking a Plot Sales Assistant with work primarily to be Residential Development work at our client's Northampton office.
The work will involve the following:
Estate Development Plot Sales
The successful candidate will take prime responsibility for the administration of plot sales under the supervision of a Partner.
The administrative role will include:
i) Assisting the Partner/Solicitor in the preparation and assembly of the standard estate documentation ("The Seller's Legal Pack"). This will include Contract, Lease/Transfer, Land Registry entries and plan, other title documents, standard replies to enquiries, planning, highway and drainage documents, and other relevant papers.
Send Estate plan to Land Registry for approval.
ii) Upon each plot being sold, he/she will tailor the "The Seller's Legal Pack" in accord with details of the particular sale and send out the pack to the Buyer's solicitors.
Keep Seller and his Agent informed of progress regularly and keep a running record yourself.
Deal with additional enquiries and other correspondence of an administrative nature. Refer enquiries seeking futher factual information to the client.
As he/she approach exchange, take instructions on matters such as extras, reduced deposits, completion dates and the like.
When the Buyer is ready to exchange, first refer file to the Partner/Solicitor or, if exchange is likely to take place on a day the supervising solicitor is not in, then to another Solicitor in the Team.
Following exchange, report to Client and Agent, and prepare for completion (ie progress Transfer/Lease) and send out for signing, reply to requisitions (you will receive assistance in this firm the Partner/Solicitor) prepare Buyer's completion statement.
Deal with completion; report to Client; prepare instructions to Accounts to send out completion monies to Seller's Bank, prepare Seller's completion statement and bill.
Deal with any post completion tidying up etc.
He/she will also undertake other property related administration as may be required by the Property Team from time to time
Qualifications/Skills
Required
Strong organisational skills, proven background in a similar role. IT literate, excellent communication skills. Strong attention to detail, able to work in a fast paced professional environment
