Job Description
ROLE - Estate Maintenance Manager - Reporting to Head of Estate Management - Managing and developing the performance of the maintenance teams - based at the client's service centre and requires an individual who can contribute to improving performance both at strategic and operational levels. An energetic, strong individual prepared to tackle difficult decisions head on then move on, this individual relishes leading and is looked to for direction in a crisis.
Key Accountabilities
· Managing and developing the performance of the teams carrying out the maintenance of all relevant buildings and fabric on both sites.
· Recommending, selecting, appointing and managing subcontractors.
· Ensuring that subcontractors are properly inducted in base procedures
· Ensuring close co-operation with the relevant M&E Maintenance Teams.
· Setting clear targets, identifying areas for process improvements and introducing best practice wherever possible and appropriate.
· Monitoring team & contractor performance and ensure that the capabilities of the teams are consistent with the challenges set and the workload.

10 - Experience of managing maintenance teams, knowledge of the legislative aspects of building safety and contract management necessary.
10 – Knowledgeable in current and possible future policies, practices, trends, technology, and information affecting business and organisation.
10 – Able to use diplomacy and tact; can diffuse potentially high-tension situations comfortably
10 - Familiar with operating in a unionised environment.
10 - Can demonstrate current change management skills, and demonstrate a "can-do" attitude.
10 - Excellent motivator of both direct and indirect personnel. Is able to mentor, delegate and empower others.
9 - Highly customer focused Dedicated to meeting the expectations and requirements of internal and external customers.
9 - Able to manage multiple activities to marshal resources (people, funding, material, support) to get things done;
9 - Degree or HNC in an appropriate subject or relevant experience.
9 - Membership of a relevant professional body.
9 – Excellent communicator – written and verbal at all levels
